Comitissa is found in the hills above Lucca in a peaceful location with beautiful views across the valley and Abetone mountains beyond. The house is an old restored hay barn extended to make a large family home and is completely private.

Built on a slope Comitissa has two floors both accessed from ground level, all of the rooms of the house face the direction of the valley views and with the open aspect of the house there is a vista wherever you turn. In the grounds there is a large pool with good views.


The upper level consists of two double bedrooms, one twin and a single that converts comfortably into a twin and three bathrooms. The simple and comfortable furnishings allow for ample wardrobe space.


The large main bedroom was once the hayloft and has an en-suite bathroom with tub. There are large windows with typical thin terracotta bricks across protecting the room from the sun; this rustic finishing on the window makes the room shady while still allowing you to enjoy the magnificent views.


The lower floor consists of a kitchen and an open plan lounge area with large fireplace and dining area and a WC. The old stone walled room has four sets of double patio doors that open onto a huge terrace and views beyond giving the room a bright and open feeling.


The terrace is part covered and part open and decorated with seasonal flowers allowing you to enjoy the open views and peace and quiet of the valley. The terrace leads down into a mature garden with sloped lawns, the property has a boarder fence.

To prepare your Tuscan meal you will need a Tuscan kitchen and La Comitissa has a typical country style Tuscan kitchen. The centre piece is a large fire place for grilling meat on the glowing embers of the oak wood fire, there is ample dining space here in addition to the main dining area.


The riverside town of Aquilea, is about a 4km drive through dense woodlands, down a steep but quiet country road decorated with elegant villas of a bygone age. Here you will find a choice of restaurants, shops and bars.

There are wonderful walks in the immediate vicinity of Comitissa and within a 20-minute drive you can access three National Parks and the craggy hills and mountains of the Abetone Alps while, for a complete contrast, you can get to the coast in just over an hour. For cultural interest, the town of Lucca is only about half an hour away, while Pisa and Florence are within easy reach for a day’s outing.

Just below the villa, the crystal clear swimming pool of La Comitissa sparkles in the sun. It is ideal for passing a relaxing day under the Tuscan sun while admiring the wonderful views of the forested hills.




The pool is surounded by sunbeds and umbrellas, to one side there is a covered pergola with a table and chairs for outdoor dining.
It is 10 x 5 meters and 1.20 to 1.70 meters deep, open from May to October.

Nearest town

In the village of Ponte a Moriano, 6km away, there is a shop and restaurant. Closer is the village of Aquilea which has a small shop. About 20 minutes away there is the beautiful city of Lucca which has many amenities.

 Wie war Ihr Gesamteindruck der Unterbrungung? Sauber, ordentlich und urig.
Gab es unangenehme Überraschungen? Ja, Ameisen in der Küche. Es waren jedoch bereits bei unserer Ankunft Fallen aufgestellt, sodass es sich in Grenzen hielt.
Haben Sie andere Anmerkungen? TOLL, TOLL, TOLL!!! Die Toskana hat uns sicher nicht zum letzten Mal gesehen.

 Was waren die Highlights Ihres Urlaubs? Natürlich die benachbarten Städte, aber auch die kleinen Entdeckungen in den Dörfern der Umgebung. Hier könnte noch einiges für die Besucher getan werden. So war es uns z.B. nicht möglich, eine genauere Karte für Wanderungen zu erwerben, so dass wir uns anfangs die Wege z.B. nach nach Giugliuano oder Domazzano selber suchen mussten. Zu den Menschen: Alle waren außerordentlich hilfsbereit und höflich. Höhepunkt: Der albanische (!) Besitzer der Bar an der Brücke in Ponte a Moriano hat uns nach einer strapaziösen Wanderung, die unerwartet am Serchio endete, ganz selbst- verständlich und ohne Bezahlung zu verlangen nach "La Comitissa" zurückgebracht - nachdem er uns mit einem Kaffee und einer Grappa wieder munter gemacht hatte.
 Wie war Ihr Gesamteindruck der Unterbrungung? Ein sehr guter! Das Anwesen ist gut angelegt, wirklich ruhig gelegen und hat einen schönen Panorama- Ausblick. Es ist gut gepflegt.
Gab es unangenehme Überraschungen? Man muss eine wichtige Erfahrung weitergeben: Die Besiedlung des Landes geschah offenbar von den Hügeln aus; jedem Herrn gehört ein Berg. Und so haben die Anwesen auf den Hügeln nur eine Zufahrt, auf der man klugerweise den Rückweg antreten muss. Über den Hügel hinaus führen zwar viele Arbeitswege in die ehemaligen Äcker und Gärten, aber sie enden dort auch; man kommt auf ihnen nicht ins Tal!
Haben Sie andere Anmerkungen? Es gibt nur einen Schlüssel - das ist bei getrennten Unternehmungen oft problematisch

What were the highlights of your holiday? No specific highlights, in general pleasant stay and enjoyed the area, accommodation, food and wine
What was your overall impression of the accommodation?    Fantastic, beautiful place as described, even down to the driveway being a bit rough. No problems though being from the country in New Zealand, and at the end of the driveway a spectacular place, recommended to others already. The hosts were also lovely and friendly, however I would encourage guests to engage with them a bit as the younger one said that many guests just keep to themselves and don't even talk to her when she is around. She is trying to learn English better, so enjoys the conversations with people and recommended the restaurant where she worked for a meal and the food there was brilliant.
Did you have any unpleasant surprises during your stay with us? A couple of days of average weather, but nothing we couldn't solve with a daytrip to Florence and Cinque Terra, between poolside sunbathing sessions

What were the highlights of your holiday? Being in that amazing location in the beautiful Tuscan hills.
What was your overall impression of the accommodation?    Wonderful - the location, the views, the house, the swimming pool (the only thing we disliked was the original amount of chlorine in the water - so we asked the gardener to put less in which he did, thankfully). A truly dream place, we found.
Did you have any unpleasant surprises during your stay with us? Only the chlorine which burned our eyes as we dived into the pool the first evening!
Do you have any other comments regarding the accommodation or service? A wonderful place - we hope we can afford to come back! Congratulations to the owners. Dimmer lights on the veranda would be desirable, however.

What were the highlights of your holiday? We had magical evenings dining on the terrace , and evening walks illuminated by phosphorescent fireflies amonst the trees and myriads of stars above! We loved our visitis to Lucca and Florence. The journey to Florence by train was more relaxing than having to drive and park!
What was your overall impression of the accommodation?    The accommodation was wonderful, with rustic charm and fabuloues views. we loved the peace and seclusion. We heartliy recommend it!
Did you have any unpleasant surprises during your stay with us? Not so much of a suprise but an unsettling expereince that being the mountain roads and the difficulty in seeing the sign for the villa in the dark! We were supriosed to see a scorpion on the villa all!
Do you have any other comments regarding the accommodation or service? I recommend people arrive in daylight! The hairpin bends darkeness and poor signage best not expereinced in the dark. Not being used to a people carrier meant arrival was a hair raising expereince wich included having to reverse to get round the hairpin bends( We diid get used to it!)

What were the highlights of your holiday? Having the peaceful villa to come home to at the end of a day of sightseeing, walking and crowds. It was a lovely quiet spot and beautifully maintained.
what was your overall impression of the accommodation?    The view and grounds were amazing. The kitchen was well equipped. The only negative at all was pillows were not very comfortable for us. But that was minor in comparison to how great everything else was.

Do you have any other comments? It was an extra special treat when Frederica brought us the fried acacia her Mama had made after we had asked about the tree.

Time has flown by and I wanted to tell you what an absolutely amazing time we had at La Comitissa. Did I miss a questionnaire? I am so glad I chose La C. despite the warnings from some people on the clients comments about the gravel drive etc. What was the problem? We loved the fact that it was so private and safe. We were all absolutely gobsmacked when we arrived it was so fantastic. Much bigger than expected and so interesting I'd love to know the history. It was so well stocked it looked as if it had been lived in recently. We all had the most amazing holiday and still talk about it now. We shall definitely return to La Comitissa one day it has so many wonderful memories. Sorry I didn't get round to doing this earlier. How do I put these points on clients' comments?

Overall impression: We liked it. We liked the villa and liked the property. We liked the proximity to Lucca. The kitchen was well equipped for the gourmets in our group. The pool was beautiful and well maintained. The view was great. We spent much time on the terrace.
Highlights: Cooking meals, the terrace and grounds, Cinque Terra, Florence, San Gimignano, shopping in Lucca, picking fresh figs, meeting Gabriella Simonetti and her daughter, Federica, who could speak some English. She spent hours on the phone with our airline trying to get the lost luggage of one of our group.
Unpleasant surprises: The unpaved road leading to La Comitissa. Some in our group found it daunting, but by the end of the week we were experts in navigating it.

Unpleasant surprises: The road to the villa, it was much more challenging than any of the literature suggested.

overall impression: The accommodation was incredible and much larger than we expected. The view was amazing and we felt like we were tucked away in our own little private world in Tuscany. All of the flowers and trees growing around the property added to the beauty and charm of it all. It was wonderful to open up the window in the morning from our bedroom and see the figs growing on the tree right in front of me. There were also olive trees, kiwi trees and even grapes growing right on the property.
highlights: We enjoyed many great meals at the villa. We were able to cook inside or out and the kitchen was well-equipped. The dining on the terrace was excellent with a nice view of the sunset. There were also fresh herbs planted all around that you were welcome to use for cooking.
The surrounding area was beautiful and offered many opportunities for great walks. We ventured out a few times onto both the winding roads and some footpaths to many interesting viewpoints over the valleys. There are even some old ruins for anyone who wants to do an upward hike of about an hour. The views from the ruins were incredible, however, and well worth the effort.
All in all, the whole holiday was pleasant. We spent quite a few days just relaxing at the villa and a few days traveling around the area. The whole Tuscan region of Italy is beautiful.
unpleasant surprises: It was not easy to try and communicate with the local housekeepers. They came everday to take care of the plants and to clean the pool, but they often had something to explain to us or we had something to explain to them and it was not easy (even with an Italian guide book). We managed, but often by resorting to caveman gestures and smiling a lot.
I would not recommend this villa to anyone who wants to do a lot of driving around in Tuscany and visiting other areas. It is very much out of the way and it takes quite some time to get to anywhere from the villa. But, if someone is looking for a quiet, relaxing stay, this is definitely the place to be. It takes almost a good hour to get into Lucca from the villa even though it isn’t that far. The roads are very narrow and coming down the mountain can take quite some time.
Another comment is that the pool is not heated. Even in August, the nights in this area were very cool. The pool water was always quite cold. It was a little too chilly for some in our group, although the kids didn’t seem to mind.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
